STRUCTURAL & EXTERIOR REPAIRS
Structural & Exterior Repairs
Engineer-directed structural repairs, siding, sheathing, framing, balconies, exterior walls, and building-envelope work in Panama City and Bay County.
Exterior repair projects can become complicated quickly because the visible damage is not always the full problem. Water intrusion, deteriorated sheathing, damaged framing, failed flashing, corroded connectors, balcony conditions, and previous repairs may only become visible after siding, trim, roofing, or other finishes are removed.
Velle Construction provides general contracting and repair coordination for commercial and residential properties in Panama City, Bay County, and surrounding Northwest Florida communities. We work with owners, engineers, architects, inspectors, subcontractors, and suppliers to turn repair recommendations into a coordinated field scope.

Why exploratory demolition matters
On many repair projects, the exact extent of damage cannot be confirmed from the exterior surface alone. Controlled exploratory demolition can expose concealed conditions and give the owner and design professional better information before a larger repair scope is priced or authorized.
When concealed deterioration is discovered, the next step should be documented clearly. That may include photographs, measurements, engineer review, revised repair details, pricing, and schedule impacts. This process helps separate known base scope from newly discovered work.
Engineer and architect coordination
Structural and building-envelope repairs often require input from a licensed design professional. Velle Construction can coordinate field access, demolition, temporary protection, repair sequencing, RFIs, inspection access, and implementation of approved repair details. The engineer or architect remains responsible for the professional design decisions within their scope.
Repairing occupied properties
Apartment, condominium, office, retail, and other occupied properties require additional planning. Temporary protection, pedestrian routes, balcony or entry closures, noise, dust, weather exposure, and tenant communication can affect how the work is sequenced. We plan the field work around those constraints and document changes when conditions require the sequence to change.
Coastal Florida conditions
Properties in Bay County are exposed to wind-driven rain, high humidity, salt air, intense sun, and tropical weather. Exterior repairs should address the complete assembly rather than simply covering visible damage. Depending on the project, that can include framing, sheathing, weather barriers, flashing, cladding, sealants, fasteners, and roof or balcony interfaces.
Licensed general contractor and roofing contractor
Velle Construction holds Florida General Contractor License CGC1534323 and Florida Roofing Contractor License CCC1335580. That combination is useful on projects where structural, exterior wall, and roofing conditions overlap and multiple scopes need to be coordinated under one project team.
