COMMERCIAL RENOVATIONS
Commercial Renovations & Build-Outs
Commercial renovations, tenant build-outs, occupied-space improvements, and interior construction in Panama City, Bay County, and Northwest Florida.
Velle Construction provides commercial renovation and build-out services for property owners, businesses, and facility managers in Panama City, Bay County, and surrounding Northwest Florida communities. Our role is to help turn an existing space into a functional, code-compliant finished project while coordinating the trades, schedule, inspections, and day-to-day field conditions that can make renovation work challenging.
Commercial renovation work requires more than a basic remodel
Commercial projects often involve existing conditions that are not fully visible until demolition begins. Walls may contain plumbing, electrical feeders, fire alarm devices, structural elements, or previous repairs that were not shown on the drawings. Occupied buildings can also require phased work, temporary access, dust control, shutdown coordination, and careful scheduling around tenants or business operations.
A general contractor should manage those moving pieces before they become schedule or cost problems. Velle Construction focuses on defining scope, coordinating subcontractors, documenting changes, and keeping owners informed when field conditions differ from the plans.

Preconstruction and scope review
One of the most valuable parts of a commercial renovation happens before work starts. We review the available drawings, scope documents, site conditions, owner requirements, and subcontractor proposals to identify gaps or conflicts that could affect pricing or schedule. When a project has incomplete information, we work to clearly state assumptions and exclusions rather than leaving undefined scope buried in a lump-sum number.
This is especially important when structural repairs, water intrusion, exterior wall work, accessibility upgrades, or concealed conditions may be involved.
Working in occupied commercial buildings
Renovating an occupied property requires additional planning. Work may need to be divided into phases, noisy operations may need to happen at specific times, and access to exits, restrooms, utilities, or tenant spaces may need to remain available throughout construction. We coordinate these constraints with the owner and project team so the schedule reflects how the building is actually being used.
Change orders and concealed conditions
Renovations carry a greater risk of concealed conditions than new construction. When additional work is discovered, it should be documented clearly with the reason for the change, pricing, and any effect on the schedule. A good project record helps the owner understand what changed and why.
